Why a log beats a single reading
One moisture reading is a snapshot. Colorado basements change with the seasons: spring snowmelt and irrigation can raise soil moisture outside, winter heating can dry the air, and summer storms can bring short spikes. A former grow space may add its own leftovers, such as damp framing or insulation. A log taken at the same places, at similar times of day, shows direction rather than a single moment.
You can use an inexpensive hygrometer for room humidity and, if you choose, a pin or pinless moisture meter for wall materials. Readings from household meters are indicators, not diagnoses. If something looks wrong, a qualified inspector can interpret results and look for hidden problems.
Keep your method consistent. Measure the same spots, take readings at the same height from the floor, and record the weather. Do not measure right after running a humidifier, shower or dehumidifier, or the number will mislead you.

Before each reading session
- Wait at least a day after any cleaning, plumbing use or dehumidifier change.
- Open interior doors so air in the room is representative.
- Place the hygrometer at chest height away from vents and let it settle for ten minutes.
- Use the same meter each time, and keep it in a dry place between sessions.
- Write down visible changes, such as new staining, peeling paint or a musty smell.
- Take a photo of the same wall section each session.
Reading patterns and likely next steps
These are general patterns, not diagnoses.
- IfReadings stay steady and low across several weeksMoisture is probably under control; continue with cleaning steps after checking for old damage.
- IfHumidity rises after rain or snowmeltLook at gutters, grading and window wells outside for water entry.
- IfOne spot stays higher than the restInvestigate that area for leaks, condensation or hidden wetness behind finishes.
- IfReadings keep climbing despite ventilationBring in a qualified inspector before any wall closing or sealing.
Common questions
- What humidity is considered a concern?
- Guidance often cites staying below roughly the mid-50s percent indoors for mold prevention, but your inspector may use a different target for your building.
